Can I buy a home if I haven’t saved enough for a down payment?

You may not need 20% down. Village Mortgage can help you find out whether Utah Housing assistance could help you buy.

Eligible buyers may be able to combine an FHA or conventional first mortgage through a Utah Housing program with a separate assistance loan for the down payment and closing costs.

The assistance is a second mortgage that must be repaid. The amount available, repayment terms, and money you still need depend on the program and your situation.

Request a callback

We can start by talking about what you’ve saved, what monthly payment you’re comfortable with, and what you’d like to buy. An initial conversation is not a loan approval; confirming what you qualify for requires further review.

By requesting a callback, you’re asking Village Mortgage to call you about buying a home.

What we can help you understand

You don’t need to know whether you qualify before calling.

  • Whether the program’s requirements fit your situation.
  • What money you may still need to bring to closing.
  • How the mortgage, assistance repayment terms, taxes, and insurance affect your monthly costs.

If you’ve owned a home before and aren’t sure whether a first-time homebuyer program applies to you, tell us. We’ll check the program’s requirements with you.
